Financing for a house and land package usually consists of two steps: buying the land then building the house. The loans can be arranged separately, but are usually bundled together. The second step requires a construction loan where you ‘draw down’ an agreed amount to pay for each stage as your home is built.
The big saving for house and land packages is purchase stamp duty. This is because when you are building a new house you are only paying stamp duty on the value of the land component not the house and land components, as the home hasn’t been built yet.
Construction Loans. You can use a construction loan to fund the construction of a new home on a piece of land you already own, or you can use the loan to purchase the lot and have the home built. If you already own the land, you may be able to use equity as collateral for the loan.
